Here are answers to some common questions. 
  • When is rent due?

    Rent is due on the date agreed upon in your signed lease


    When that day falls on a weekend or legal holiday, in which case rent is due on the next business day



  • How can I pay rent?

    You can pay rent through your online tenant portal 


    Email us to recieve a slip to pay rent at the following locations: CVS, Caseys General Store, 7-Eleven


    Mail a check to the following address - 1360 Excalibur Dr St C, Janesville Wi, 53545

    ***All checks must be postmarked on the day due.  Please include your address and unit number.




  • What happens if I don't pay my rent?

    A "5-Day Notice For Non-Payment Of Rent" could be delivered for any amount of delinquent rent past the agreed upon due date. If payment is not recieved at that time an eviction may be filed 

  • Do you allow pets?

    If you are wondering whether a property for rent on our website accepts pets.  Complete a form with your question and we will get back to you

  • Who do I call in a maintenance emergency?

    During business hours, call our office at 920-397-8200

  • How are maintenance requests scheduled?

    After a work request is recieved, you can expect to recieve a phone call from the preffered contactor to schedule the repair


    In case of emergency or urgent requests, maintenance will have keys to your unit and will contact you if they need to enter

  • Im locked out of my unit and don't have my key, what do I do?

    During business please call us at 920-397-8200


    Create a maintenance request and we will be in contact with you

    **Tenant charges may be applied


    **Keys will only be given to tenants that are on the lease

  • When do you perform inspections and routine maintenance?

    Twice a year, once in the spring and again in the fall, maintenence will replace furnace filter's and check plumbing/electrical operations.  Also address any concerns and answer any questions

  • How do I give my notice to vacate?

  • What if I have a complaint or concern about a neighbor?

    Please fill out a tenant complaint form underneath the tenant tab.  All inquiries will be taken seriously with confidentiality
